Pronto pa’ Tu Casa (Puerto Rico 2026): Up to $60,000 for Your First Home

Buying your first home in Puerto Rico can feel like an uphill climb, especially because of the down payment and closing costs. That’s why the “Pronto pa’ tu Casa” program has reopened applications and offers meaningful help to take that leap: up to $60,000 (depending on eligibility) to cover the down payment and/or closing costs.

What Is “Pronto pa’ tu Casa”?

It is a program administered by the Housing Finance Authority (Autoridad para el Financiamiento de la Vivienda, AFV), funded through CDBG-MIT, that provides financial assistance to facilitate the purchase of a home, primarily for low- and moderate-income households.

How Much Does the Program Provide?

According to official AFV information, the assistance is structured as follows:

  • Up to $45,000 per eligible household (Low and Moderate Income or “Urgent Need”).
  • Up to $55,000 if the eligible household has at least one member of the Essential Recovery Personnel.
  • An additional $5,000 if you buy a home in an urban center designated and certified by the Department of Housing.

You could reach up to $60,000 if you meet the criteria.

Who Can Qualify?

These are key requirements the AFV publishes as part of applicant eligibility:

  • Meet the program/HUD income limits.
  • Obtain mortgage approval from a participating financial institution.
  • Complete a homebuyer education course.
  • Not own a home at the time of applying for assistance.
  • Be a U.S. citizen, non-citizen national, or qualified person.

Income limit reference:

Household sizeIncome limit
1 person$54,050
2 people$61,750
3 people$69,450
4 people$77,150
5 people$83,350
6 people$89,500
7 people$95,700
8 people$101,850

Where and How Do You Apply?

The AFV indicates that applications are submitted through a participating financial institution. In practice, the flow looks like this:

  • Pre-qualification with the participating bank/credit union. You go to the financial institution, they evaluate you, and guide you on your buying capacity.
  • Program eligibility determination/evaluation. The institution (or the AFV) submits the application through the program platform, and it is reviewed to see whether you meet the criteria.
  • Homebuyer education course. The AFV explains that once you receive an eligibility notification, a counseling agency contacts you to coordinate the course. If you already have a valid certificate from an approved agency, it may be accepted, but you must present it as required before the final determination.
  • Purchase and closing process. With an approved mortgage and program requirements in order, you move on to closing (and that is where the assistance contributes to the down payment/closing costs).

Important Property Requirements

In addition to you qualifying, the property has conditions. The AFV mentions, among others:

  • Meet the loan issuer’s minimum requirements.
  • Be acquirable with valid title and free of liens that would affect it.
  • Be vacant or ready for sale at the time of signing the contract.
  • Not be occupied by tenants at closing.
  • For new construction: Use Permit (Permiso de Uso).
  • Environmental and flood considerations: if it is in a Special Flood Hazard Area, it may qualify only if you purchase flood insurance and present evidence at closing.

Can It Be Combined with Other Incentives?

Coverage highlighted that this program can be combined with other purchase-incentive initiatives, such as Vivienda Joven (Young Housing). (Always verify with your bank which combinations apply to your specific case and to the mortgage product you are using.)

Frequently Asked Questions (FAQ)

1) What exactly can I use the assistance for?

The AFV describes that the assistance is for covering the down payment and/or closing costs in the purchase of a home.

2) Do I have to take the course before starting?

The course is a requirement, but the AFV explains a process where, after receiving the eligibility notification, the counseling agency coordinates the course with you (and if you already have a valid certificate, it may work).

3) Where is it filed? Directly with the AFV?

No. It is filed through a participating financial institution, which submits the information through the program platform.

4) How do I know if my development/property falls within an “urban center” for the extra $5,000?

The AFV links to a maps/listing resource of urban centers designated and certified by the Department of Housing.

Practical Tips to Move Faster

  • Come to the bank with: valid ID, proof of income, account statements, debt information, and evidence of available funds (the usual for pre-qualification).
  • If you are looking at properties in an urban center, ask early about eligibility for the $5,000 incentive.
  • Don’t wait until you “have the house”; the correct order is usually: pre-qualification → eligibility → search/contract → closing.

Where to Call or Write for Guidance

The AFV publishes numbers and direct contact for guidance/pre-qualification.

“For guidance, you can call 1-833-234-2324”

“FOR PRE-QUALIFICATION CALL 939-333-5417”

(My recommendation: use the AFV contacts as your primary reference and confirm everything with your participating financial institution.)

If you are at the stage of buying your first home, with or without this assistance, my goal is to help you get the best possible deal, identify options that are truly worth it, avoid surprises in the process, and reach closing with clarity. Reach out with your approximate budget and the area where you are interested in buying, and I’ll help you define the next steps.
